At Nelson Enviro, our top priority is to help each and every one of our clients make the best possible decision for their specific situation. In other words, we know that there’s a lot on the line and that your goal is to find the piece of land that works the best for your project. Unfortunately, that can often be quite intimidating.

Not to worry though, because in today’s post we’ll be breaking it down into three easy steps. If you take it all one step at a time, you’ll find yourself purchasing the land that’s right for you even sooner than you can imagine. But how can you get started? Keep reading to find out!

How to Find the Right Piece of Land

Choose an Experienced Realtor

It’s always a smart move to start the process off with a realtor you trust. Finding the right person to guide you through the process is wise, and a good realtor will be able to point you in the right direction on where to look at land right off the bat. If you can, finding someone who specializes in the type of land purchase that you’re interested in is the way to go. Ask around for recommendations, search online, and make a decision; trust us when we say that you’ll be thankful to have a good realtor throughout this process rather than someone who is uninterested.

Take Your Time

Another great piece of advice that often gets overlooked is to take your time when making the decision about your purchase. It can be tempting to want to jump in head first, but our advice is to take the time to fully consider your options. As you’re no doubt aware, a real estate transaction requires a great deal of time and money, and it’s not something to take lightly. Of course, you should also discuss the timeline with your realtor because there are certainly instances in which you may need to move quickly in order to get the best deal or secure the land you’re interested in.

Get a Phase I ESA

Last, but certainly not least, it’s smart to get a Phase 1 Environmental Site Assessment done to make sure you know how the land was used in the past. For example, if you’ll be opening a farm with a farm-to-table restaurant on the premises, you’d want to know that the land wasn’t used as a gas station or a laundromat in the ground because you wouldn’t want any chemicals to end up in your food. At the end of the day, knowing if your land is hiding any secrets is always going to be in your best interest.
